Please read our terms carefully

When booking a property with us you are signing a contract. Bookings are accepted according to the following conditions :

Duration of stay –
The duration of the stay will be arranged prior to booking according to your requirements. Where there is a same day changeover bookings are from 16:00 on the day of arrival to 11:00 on the day of departure, flexible check in and check out times can be arranged when booking depending on the booking schedule.

Booking confirmation –
Bookings will be confirmed by us by email or post upon receipt of 40% of the accommodation rental and at this point a contract shall come into existence. You will then become responsible for paying the total price of the booking. The deposit is non-refundable.

Payment –
Where you have only paid an Initial Deposit, you are required to send to us your payment for the Balance and the Damage Deposit and/or Other Fee(s) within a certain period prior to the arrival date specified in your Quote or Pro-forma Invoice (the “Arrival Date”). If you fail to make a payment due to us in full and on time we may treat your Booking as cancelled by you. The Damage Deposit may be used for any repair and/or replacement of the Property, furnishings, fixtures and fittings that are necessary after your stay. We will return the Damage Deposit to you following the return of the keys to us, less any deductions in accordance with the conditions listed above. Any Cleaning Fee will be used to clean the Property, furnishings, fixtures and fittings following your stay and is non-refundable. Any Other Fee(s) will be described in the Quote and are non-refundable.

Cancellation –
So long as written notice of cancellation is received not less than 12 weeks before the booking commencement date, you will not be liable to pay the outstanding balance. However, if notification of a cancellation is made within 12 weeks of the holiday commencement date you will be liable to pay the full balance, unless we are successful in re-letting the holiday. Notification should be made in first instance by email and confirmed by post to; 4 Cleveland Terrace, Bath, BA1 5DF. We will confirm receipt of all cancellations by email or post.

Availability –
Should the property not be available due to circumstances beyond our control (e.g. fire, theft or damage) we will do our best but cannot guarantee to provide alternative accommodation. In this circumstance all sums will be returned to you in full but you will have no claim against us.

Sub-Letting –
The property may not be sub-let

Your Party –
Under no circumstances may more than the maximum number of persons, as stated on our website, occupy the property. We reserve the right to cancel the booking, without notice or a refund of sums paid, should this condition not be observed. We reserve the right to revoke any bookings from parties which may in our opinion (and at our sole discretion) be unsuitable for the property concerned. In this case all sums paid will be refunded in full.

Cleaning –
Upon departure you are obliged to leave everything in a clean and tidy condition. You are requested not to wear outdoor boots or shoes in the property. We reserve the right to issue an additional invoice if we consider that the property has been left in an unacceptably dirty condition.

Damage –
If any damage is caused directly or indirectly to the building, fixtures, fittings, through your misuse or negligence we will require you to pay for all restoration and / or repairs that we consider necessary. A damage deposit may be asked for and where this is the case the deposit will be returned within 30 days of the stay less any deductions.

Internet Access –
Internet access is provided in good faith, with regards to the “digital economy act 2010” you will be responsible for any Internet content downloaded during the period of your stay.

Dogs –
Dogs are not permitted.
